Looking for a roommate for a 2 bed/1 bath in a West Philly Victorian

Hi y'all! I'm looking for someone to fill the second bedroom in my apartment on the top floor of a a twin Victorian in Cedar Park (49th and Baltimore area). My current roommate is leaving in September for a fellowship at Oxford. The current lease... runs July 2024-June 2025 and is in fully in my name, so you would sign a sublease agreement with me. Easy trolley access (34 or 13) that goes to campus and to Center City + the 64 bus to South Philly, 25 min walk to campus or 10 minutes biking. Free and usually easy street parking on the block if you have a car. I've been living in the apartment for 5 years and have loved it. I'd prefer to live with another grad student or young professional.

The kitchen and living room are fully furnished- you would only need to furnish your bedroom. The available bedroom is medium-sized (9x14), has a large sliding-door closet, and faces the backyard (very quiet). The whole apartment has some character like a retro pink tiled bathroom. Landlord is a single owner who lives out of state (not a leasing company). Water and internet included in the rent but not gas and electricity. Window AC units in bedrooms + kitchen/living and gas radiator heat with thermostat we control. We also share a compost service with our downstairs neighbors ($5 per person every month). Washer and dryer free for use in the basement, which also has lots of storage space for extra stuff, bikes, etc. Shared front porch and backyard with our amazing downstairs neighbors (we have a fire pit!). I'm a recently-finished PhD student in Sociology here and study the social effects of climate change. I enjoy cooking, baking, houseplants and my outdoor garden, hiking and camping, hammocking in Clark Park, yoga, and being generally cozy at home. Cultivating a welcoming and comfortable home space is very important to me. I have a side job working at a doggy-daycare center. No cats as I'm allergic, but potentially open to a dog! (would need approval from landlord)
